Nationwide Keller Williams Food Drive
Keller Williams agents from 12 states united to make a difference in their communities. Each Keller Williams market center had an organizer that shared our instructions and information to facilitate the implementation of the food drive event. After weeks of hard work and a lot of walking, over 12 truck loads of donations were made to the local food bank in the surrounding communities. This event was the first time that it had been conducted nationally and the results show a great outcome. Thank you to all those agents that provided leadership and support in the process. Broward County continues to experience a high number of foreclosures. In 2008 alone, there have been 4,200 properties listed on the multiple listing service for sale. This graphs shows that 33% of that inventory is still for sale. For 10% of the inventory, contracts have expired and the properties have not sold. This shows that banks are also unrealistic about the value of those properties and are asking for more money than the market is willing to pay. This graph gives you a quick overview of what is going on in Broward county single family home and condo sales.

In Broward County, pricing pressures on "price per square foot" continue a steady and consistent pace downwards. As of 08/2007 the price per square foot was $237. The new price per square foot is now $151, a 36% drop in twelve months.
Property listed vs sold data shows a strong downward trend as well as a continued disparity of Listed Vs. Sold. Data shows sold prices drop 10% in from one month to another. Sellers need to be made aware of the current state of the market. Agents must include such facts in their presentations to aid in educating sellers and properly price their homes to sell. Information is discussed daily about how bad things are, but looking at actual numbers provides and whole different perspective to a homeowner considering selling their property.
